What drives commercial janitorial cost — and what to ask before you sign.
We do not publish flat rates. Commercial janitorial pricing in the West Valley depends on variables that make generic numbers misleading. A 3,000 sq ft dental office cleaned five nights per week costs more per square foot than a 50,000 sq ft warehouse cleaned twice weekly — different restroom count, different surface types, different clean-time requirements.
What we can tell you is what drives the number, so you know what questions to ask any contractor — including us.
| Factor | Why it matters |
|---|---|
| Square footage | Larger square footage lowers per-sq-ft cost in most cases, but floor type distribution (carpet vs VCT vs sealed concrete) changes that ratio. |
| Frequency | Five-night service is more efficient per visit than two-night. Crews build muscle memory on a space. Less frequent visits often cost more per square foot, not less. |
| Restroom count and traffic | Restroom cleaning is time-intensive. A 10,000 sq ft office with six high-traffic restrooms costs more than the same building with two. |
| Access and security requirements | Badge-controlled buildings, visitor logs, or escort requirements add time and must be factored into the scope. |
| Consumables | Some contracts include paper goods and soap supply. Others supply the labor only. We can quote either way; the price reflects what is included. |
Low per-square-foot bids often exclude consumables, cut cleaning frequency below what the building actually needs, or assume a crew size that cannot complete the scope in the allotted time. We have walked into facilities after a low-bid contractor where the floors had not been mopped in three weeks — the crew was simply too small for the building.
Ask every contractor: What is the crew size for my building? What is the estimated clean time per visit? What is excluded from this quote? A contractor who cannot answer those three questions has not actually scoped your facility.
We quote after a walkthrough or a completed scope form. The number we give you is specific to your building — not a range, not a per-square-foot estimate, not a starting point for negotiation. Call us at (866) 958-8773 or submit a quote request.
